Belgian by origin and Burgundian by adoption, Patricia and her son Benjamin welcome you to an authentic, exceptional "bourgeois" residence of character dating from 1610, a remarkable "iconic" Burgundian building steeped in history, listed as a historic monument (former Protestant temple), perfectly restored according to the rules of the art, nestled in the very heart of the village. A picturesque, preserved medieval and wine-growing village, full of charm, located on the old Roman road Agrippa, Couches offers an exceptional heritage (including the sumptuous castle of the Queen of France, Marguerite de Bourgogne, dating from the 13th century), numerous amenities and benefits from a magnificent landscaped setting, nestled in the heart of the preserved wine-growing countryside in the hollow of a bucolic valley mixing vineyard hillsides, hedged meadows and beautiful wild forests (protected area in ZNIEFF). Very comfortable room with atypical architecture (accessible via a superb historic "spiral staircase") adjoining a small lounge area located in one of the building's towers, in the spirit of a "mini suite." Elegant contemporary character enhanced by the completely exotic spirit of the place (imposing original framework and stone lintels). A cozy atmosphere combining tradition and modernity. A vast 4000m² flowered park with century-old trees and a fruit orchard, nestled on the slope behind the house, an "intimate green setting" offering a beautiful view of the Couchois vineyards and the village.
Composition: Property also housing a gîte (completely independent). Wi-Fi (fiber). Gas central heating. Mini suite on the 2nd floor with independent access (double bed 160x200cm) with "open" bathroom (shower), separate toilet, and lounge area. Park (4000m²) with terrace. Breakfast served in a "gallery"-style living room or on the terrace in fine weather. Garage (3 spaces) + bicycle storage + relaxation room with table football shared with the gîte (vaulted cellars). Shops, restaurants & small supermarket on site.
